The code sent by hand
Find the conversation, copy the code, check you have not sent it to the wrong guest. At 11pm, on a Sunday.
Airbnb · Booking.com · direct bookings
No more codes sent by hand, deposits never asked for, or damage you cannot prove. The whole journey runs itself, from booking to departure — whatever platform it came from.
How it goes today
None of it is serious on its own. Stay after stay, it adds up to a life organised around other people’s arrivals.
Find the conversation, copy the code, check you have not sent it to the wrong guest. At 11pm, on a Sunday.
Asking is awkward, not asking is expensive. So it goes unasked — and the damage comes out of your pocket.
The spare under the mat, the set never returned, March’s code still live. After a while you no longer really know who can get in.
“It was already like that when we arrived.” With no timestamped photos it is your word against theirs — and you lose.
Arrival instructions, departure instructions, the wifi code. Always the same, always retyped, never quite on time.
A guest at a door that will not open, at midnight, and you two hours away. Once is enough to remember it.
The system
From booking to departure, every step fires on its own, at the right moment, for every guest.
The day before arrival, a personal code is generated and programmed onto the lock remotely. It works from the arrival date to the departure date, then expires by itself. No keys to hand over, no codes in circulation.
Every guest is automatically sent a secure card authorisation before they arrive. You are covered, without ever charging anyone or chasing anyone.
Arrival instructions with the code the day before check-in, departure instructions the day before check-out — straight into the guest’s messages on the platform they booked through.
On leaving, each guest gets a personal link to photograph the property. If there is a dispute you have timestamped proof — and your guests leave with nothing hanging over them.
The system runs every day, monitors itself and alerts us at the first sign of trouble. If something jams on a Sunday evening, we know before you do.
Airbnb, Booking.com, direct bookings: the journey is identical whatever the channel. Your listings do not move — they simply become automatic.
How it works
Three parts, and the number you touch is none. A booking goes in one side, a guest walks in the other.
A booking lands, on whichever channel it came from. Your listings do not move.
It reads the booking and fires everything else, at the right moment, for every stay.
The code is programmed onto the keypad remotely. The guest types it in and walks in.
The smart lock is supplied, fitted and configured by us. You buy nothing else and you wire up nothing yourself.
The code
That is everything your guest has to do. No app to install, no account to create, no signal to find on arrival.
The shape of one stay
A booking lands. Here is everything that follows, on its own.
The personal code is generated and programmed onto the lock. The guest receives their arrival instructions and the deposit request.
They key in their code and walk in. Nobody travelled, nobody waited, no key changed hands.
Nothing. That is precisely the point.
Departure instructions go out automatically, with the personal link for photographing the property.
They photograph, the code expires by itself, the deposit is released. The property is ready for the next arrival.
Why us
You are not buying software to wire up yourself on a Sunday afternoon.
The system does not change with size. One property let by its owner or two hundred run by a conciergerie: same journey, same reliability, same absence of manual work. You add a property, it joins the system.
We supply the smart lock, we fit it and we configure it. Nothing to buy, nothing to screw to a door, nothing to set up.
Airbnb, Booking.com, direct: your listings stay exactly where they are, with their reviews and their history. Only the manual work disappears.
Messages go out in your words and your tone. Your guests never see our name — they see yours, better organised.
Our promise
How it works
Twenty minutes. How many properties, which platforms, how you handle it today. No commitment.
Smart lock fitted, platforms connected, messages written in your voice.
One real stay, walked through end to end, until there is nothing left for you to check.
And we watch it. You hear from us only when you want to.
Questions
Yes, and that is often where it is felt most. With a single property there is nobody else to send the code at midnight or chase a deposit — it is you, every time. The system costs no more to run for one property than for twenty, and it gives you your evenings back.
The code is typed on the lock’s keypad, like a door code. It needs no phone, no app and no connection. The guest receives it in advance and can simply write it down.
Yes, and with your direct bookings. The journey is identical whatever the channel: the guest gets the same messages, at the same moments, in the inbox of the platform they booked through.
Included. We supply it, fit it and configure it as part of the installation. That is what turnkey means: you are not buying hardware on one side and a subscription on the other.
The system monitors itself continuously and alerts us immediately, before the guest notices. Backup codes exist for every property, and someone answers — we do not leave you handling an incident on a Sunday evening.
It depends on how many properties and what needs installing. We quote a clear price, lock and installation included, before anything starts. The first conversation is free and carries no obligation.
Next step
Twenty minutes, no obligation. Tell us how many properties you run and which platforms they are on, and we will tell you concretely what this would look like for you.
